Residential Home Inspections:

      After finding the perfect home have the inner workings inspected by a professional to avoid costly repairs in the future. A Residential Home Inspection is a visual examination of the home’s physical structures from its foundation to the roof, along with the electrical, plumbing and HVAC (Heating, Ventilation, Air Conditioning) systems and all appliances.  

 

       The inspector will review all areas inspected with you, relating the current condition of the home – point by point – as well as discussing the problem areas, safety concerns, and strengths of the property. A written report will follow within 24 hours of the inspection. This will give the buyers needed and documented information to negotiate and make good decisions about a specific property. 

 

1st-Year Builder’s Warranty Expiration Inspections:

        When moving into a newly constructed home, your builder may be responsible for any defects you find within the first year.  After that, you will have to pay for any needed repairs, which can be costly. A 1st-Year Builder’s Warranty Expiration Inspection will check appliances, the plumbing, electrical and HVAC systems as well as the physical structures from top to bottom to locate needed repairs. 

 

        The best time for this type of inspection is around your ten-month anniversary.

Reporting a documented list of problems to your builder before the end of your first year will place the responsibility on the home builder to correct the defects and make needed repairs rather than the home owner.              
 

 

New Construction Inspections:   

(prior to the builder’s Final Walk-Thru Inspection)

 

Before you hand over your life’s savings to a builder, make sure your newly constructed home has actually been completed.  Many people believe it is unnecessary to have an inspection when they are having their home built, trusting that contractors and city inspectors have done everything right. A New Construction Inspection will make sure the home has been completed, checking all structures, from the roof to the foundation, and the plumbing, electrical, and HVAC systems as well as all appliances. Builders work quickly to correct problems when closings do not go as planned.

 

Pool & Spa Inspections - CPO/CPI:

        Pools can bring great joy to a family, but a pool with problems can drain the fun, along with your wallet. A Pool & Spa Inspection will check that all pool equipment and systems are in proper working order.

 

Pre-Listing Inspections:


      Eliminate unknown problems that could cause the sale of your home to fall through by having a Pre-Listing Home Inspection.  When you know the true condition of your home, you know what type of price point to expect whether you make it move-in ready or a fixer-upper. All systems and appliances will be inspected. 

 

Septic System Inspections:

       If your home’s plumbing runs through a septic system, have a Septic System Inspection to be sure your tanks and lines are in good working order.

 

Sprinkler System Inspections:

​

      Check the entire sprinkler system from sprinkler heads to zones to ensure maximum water distribution.
